External painting and Stone update
HC spoke to JV on Monday re the imitation stone. Although HC had written a letter and not sent it, Bob Stone (roofer) spoke to Jane this morning saying that he will finish the roof asap and replace the imitation with proper reclaimed stone in the near future.
JV is also going to check the state of the cellar with the intent of clearing it (apart from items labelled with bright orange paper which belong to HC and JL). A big job.
HC sent JV one of the 2 cellar keys in the post yesterday.
JV and DB are now the only individuals with key access to the cellar.
JV discussed with HC the need for two more steel bolts for the back gate running. HC has seen the problem first hand and with a replacement gate costing circa £900, another £20 for two bolts seems good value. JV will fit these when they arrive.
It has been established that the small decorative wall at the rear of flat 2 is not as sturdy as it could be and HC is considering a low cost option for ensuring that cars parked in the rear spaces cannot nudge the wall - which could knock it over. A perfect solution would be a long log bolted to the ground but this may look out of place. Suggestions?
We are all aware that the carpet is now beyond its useable life but with us having expended so much this year no replacement is planned until next year. We need to get quotes for replacement carpet (high quality hard wearing), underlay and fitting. No-one has been actioned with this yet as it is not impending.
Likewise, the internal paintwork is beginning to look tired and as you may be aware we are obliged to repaint the internal paintwork every so many years (I think it's five) and I believe it has not been painted since before 2001.
We will soon need to look into this cost, unless anyone wishes to volunteer for any of it.
Having the rear gate sanded and painted ourselves saved us £320 at least last year.
If anyone has other issues they would like voicing, please mail me or give me a ring.
On behalf of everyone, I'd like to thank Jane for the effort she has put into repairing the rear gate to date and also for mending the rear wall.
I believe we possibly have an issue with cleaning of communal areas - responsibility etc. If this is the case could you get back to me with what the issues are and any suggested solutions. We COULD have a cleaner come in but I have not looked into the cost of this. It would not be much but do we want to pay it.
Finally, once JV has cleared/organised the clearing of the cellar, we will be arranging another professional clean. I propose using the chap that I used for the flat 1 soot disaster (!) for the worst areas and a standard steam clean for the remainder. Does anyone have an opinion here?
